Toronto, Ontario May 24, 2016 – Cranson Capital Securities Inc. (Cranson Capital) was awarded the 2016 Commercial Real Estate Deal of the Year Award by the Private Capital Markets Association of Canada (PCMA) early this month. Cranson Capital led a capital raise of $22 million for Points West Living Inc. (PWL), Alberta’s leading providers of quality hospitality and care for seniors living in supportive living communities. The proceeds were used to acquire a portfolio of 7 seniors housing facilities across Alberta. Total consideration for the portfolio was approximately $100 million, including the Cranson Capital offering, an additional $9.8 million investment from management and approximately $68 million in mortgage financing. 155 accredited investors participated in the exclusive opportunity to invest in state-of-the-art seniors housing residences across Alberta.
This is a very stable investment with strong growth potential due to favorable demographic trends of an aging Albertan population. The transaction gave investors a unique opportunity to invest in a stable asset class which pays an 8% preferred return designed for tax efficiency. Investors were able to partner with a management team that has a proven track record of creating significant value for stakeholders. The PWL management team combined, has over 40 years of experience operating seniors housing residences.
