Cranson Capital Securities Announces the Launch of a $50M Offering for the Cranson Capital Real Estate Development Fund

TORONTO, April 13, 2022 – Cranson Capital Securities Inc. has completed a $5.5 million capital raise for the Textbook Towns Limited Partnership (the “LP”). The LP will enter into a Development Management Agreement with Profile Developments to build a community of stacked townhomes in Scarborough on Ellesmere road, near Morningside Avenue, just south of Highway 401. The LP intends to develop 54 units at an average size of 1,115 square feet. The project is estimated to reach completion in 2026, with sales expected to start in the low $800,000s.

The development site is located within walking distance of both the University of Toronto Scarborough Campus and Centennial College. The University of Toronto has significant plans to expand and develop the current Scarborough Campus, including increasing the size of the campus by 60%, and developing a multipurpose transit hub. “Scarborough is a great place to invest in the creation of new housing,” says Devon Cranson, President of Cranson Capital. “This offering allows investors to participate in a new townhouse development in an area of the city that is set for rapid growth with the expansion of the University.”

Stacked townhomes continue to be categorized as the “Missing Middle” of GTA housing options. Missing Middle refers to a range of multi-unit or clustered housing, bigger than single homes, but smaller than high-rise buildings. Simpler and more cost-effective to build than a high-rise, this gentle density helps to fit in mature neighborhoods and provides buyers with affordable family housing options.
